Healthy and Secure Buildings

How could we redesign the management and services of our office buildings to enhance health and safety of their users in the face of the new reality imposed by COVID-19?

Context

The consequences of the COVID-19 make us face a new “normal” or reality in all the aspects, and, especially, in our interactions in and with work spaces. This “new normal” may not be opportunistic but structural. We believe that there will be a “before” and an “after” the COVID-19. Even when there is a proven treatment and a vaccine against this disease, the needs, expectations and the interaction of people with the work spaces and the building in which they are located will be different.  

Due to this situation, it is necessary to rethink the management of office buildings and adapt services to the new demands of the society in order to guarantee the health and safety of users in these buildings.

As one of the leading companies in the real estate sector, specialising in the sector of high-end office buildings in Madrid, Gmp wants to integrate new solutions to maximise the satisfaction of its customers and guarantee their health and well-being in the office buildings it owns.

Objectives

To promote the health and safety of the users of the Gmp office buildings, complying with the new standards and protocols established with regard to the protection of people against the spread of the COVID-19 disease

Use cases

Intelligent solutions capable of monitoring and analysing user behaviour in real time, as well as office building management data to ensure and improve the health and safety of people:

Monitor the quality of the indoor air and adjust the ventilation automatically according to the air condition at any given time

Monitor the elevator traffic in the buildings and control the access according to the necessary restrictions on the elevator capacity

Control the state of the common areas in real time to be able to carry out the cleaning in an agile and centralized way, and fulfill the established norms, etc.

Solutions and tools capable of communicating with the building management systems and user devices to offer new services:

Monitor the occupation of different workspaces in order to control the access of the employees that work in the building

Reserve time slots for access to the buildings and common spaces to control and limit the number of people in each of those

Send notifications and reminders for cleaning the personal workspace, etc.

Main requirements

Compliance with the legal limitations regarding the management of personal data.

Provision of a cybersecurity system that guarantees the protection of the data collected.

Ability to integrate the data collected from different devices installed in the office buildings.

Maintenance and assistance services in case of an accident or a failure.

Ability to adapt to the specific demands and needs of the users, given that each of the Gmp’s buildings has different tenants.

The applications for this challenge are closed and we are already working on a pilot project with the winner.

We open the call for all those companies and start-ups that want to present their solutions for the challenges of the program.

APPLICATION DEADLINE

JULY 15*

We close the application period and begin to evaluate the projects received with our panel of experts from Gmp.

ANNOUNCEMENT OF THE PRE-SELECTED PROJECTS

SEPTEMBER 7*

We announce the results of evaluations and communicate the next steps to the companies and start-ups who pass to the following phase of the program.

PITCHING DAY

SEPTEMBER 22*

We organize a special event where the pre-selected companies and start-ups will present their solutions and potential pilot projects to the Gmp experts who will then select the most relevant solutions for future implementation.

LAUNCH OF THE PILOT PROJECTS

OCTOBER*

We begin to validate the solutions selected for both challenges in the pilot proyects that are estimated to last 3 months.

DEMO DAY

JANUARY*

The results of the pilot projects are presented to the Gmp Board of Directors who will assess the posibility to implement the validated solutions within the Company in the future.
